With Casita, you can stop using Excel, Numbers, or any other spreadsheet software. The Casita mobile application allows any landlord, property manager or real estate investor to easily and efficiently manage all of their expenses and income for rental properties. Rapidly identify financially delinquent tenants using our intuitive and colour-coded user interface. Also, make it easier during income tax preparation by using our pre-categorized reports that are based on federal and provincial expense categorization. Try Casita, you will not regret it!

Casita allows you to:
- Create tenant records for all of your tenants including their monthly rent payment
- Add revenue entries for all rent payments made by your tenants. Casita will take care of indicating any overdue amounts.
- Create revenue entries for all other types of revenue such as parking, laundry, administration feeds, etc.
- Rapidly identify financially delinquent tenants using our dashboard as well as the green and red markings
- Save all your expenses including a photo of each receipt. Never lose a receipt again!
- Report on the financial situation of any rental property or the business overall using our monthly and annual reports
- Create fiscal year reports using your own fiscal year start and end dates
- Create expense report per unit or property to determine the allowed rent increase as per the Régie du Logement guidelines (Quebec)
- Create your own Casita account using our standard signup method, Facebook or Google
- Use 1Password to secure your Casita credentials
- Use Touch ID to secure your Casita data

Note: The number of tenants available to add depends on your subscription plan. The first tenant is always free:
- 5,49 $CDN / month - Maximum of 5 tenants
- 9,99 $CDN / month- Maximum of 10 tenants
- 18,99 $CDN / month- Maximum of 20 tenants
- 34,99 $CDN / month - Maximum of 40 tenants
- 74,99 $CDN / month - Maximum of 100 tenants
- 149,99 $CDN / month - Unlimited tenants

Auto-renewable subscriptions work under the following guidelines:
– Payment will be charged to iTunes Account at confirmation of purchase
– Subscription automatically renews unless auto-renew is turned off at least 24-hours before the end of the current period
– Account will be charged for renewal within 24-hours prior to the end of the current period, and identify the cost of the renewal
– Subscriptions may be managed by the user and auto-renewal may be turned off by going to the user's Account Settings after purchase
– Any unused portion of a free trial period, if offered, will be forfeited when the user purchases a subscription to that publication, where applicable

Bonne application mais service client…

J’utilise Casita depuis 1 an pour gérer mes dépenses/revenus de mes 4 immeubles à revenus. Les fonctionnalités pour gérer les immeubles vont très bien. Mais le manque de support du développeur fait que vous vous ajusterez vous-même dans votre façon d’utiliser l’application. Et n’essayez pas de leur écrire pour proposer des ajustements ou pour un problème, vous n’aurez pas de suivi. C’est le plus gros problème de cette application selon mon expérience.

Taxes perçues & dues

Nombre de petits proprios possèdent une mixité de baux (résidentiels et commerciaux). Cette application ne gère pas les baux commerciaux, dont les recettes sont taxables et dont les dépenses sont sujettes aux remboursements des taxes... Dommage!

Pas encore au point

Idee interessante mais loin d'etre au point pour faciliter la gestion.
L'application limite le nombre de locataires plutot que le nombre d'appartements. Probleme si il y a des colloc ou plusieurs personnes sur un bail mais peu d'appart par exemple.
Aussi impossible de rentrer different prix de loyer par appart pour prendre en compte les augmentations annuelles! On ne peut mettre qu'un montant meme si les locataires sont la depuis longtemps. Bref pas au point.

Merci de vos commentaires. Pour changer le montant du loyer, il suffit de changer le montant du loyer dans les détails du locataire. Le nouveau loyer sera effectif selon la date spécifiée. Je prends en note votre suggestion pour le colocs...
