You also need to know how long the extra years you need to pay, how much you can save on the interest paid, how soon you can recoup the fees, and what is the real interest rate -- APR. Select the best strategy by yourself.

2. You cannot change the remaining balance amount even though you can cash out and borrow more money.
3. Instant APR calculation.
4. Use steppers (+/-) to increase or decrease the cash-out or total cost amount.
5. Use sliders to change the term years and interest values.
6. Or, you can directly enter your exact values into the text boxes and press the Calculate button.
7. Watch the instant changes on the chart graph and the summary report when you make any changes on the cash-out amount, term years, interest rate and the total refi cost and fees.
