I have been using this in earnest for just a few days (as a prospective tenant) and so far my experience is very positive, both of the app design, the underlying SpareRoom marketplace model, and the range and quality of the people and properties that it seems to attract. As far as their fees go, it seems a bit much to charge £4.99 to check your ID, especially as they require you to do it all again every 12 months for no clear reason, other than presumably to profit from it. On the other hand so far that’s the only fee I have encountered and it’s not a requirement to validate your identity. I would personally rather they encourage people to validate their identity by charging as little as possible (ideally making it free) and cover their margins by, for example, levying a fee on all users looking for a property who manage to find an appropriate match.

I lived in several countries, I have used several websites and apps to search for housing. I can say hands down London is one of the most challenging markets to find a good place to live in. Unfortunately, Spareroom and it’s app don’t make that more easy. Spareroom does not check the accuracy of the room posts it receives, leading to you looking for one thing it’s still seeing adverts that only available at certain days of the week they do not tell you they’re sharing with people or other basic criteria. It would be great to add simple features that are obvious elsewhere such as having a map on of the tube overlay the map where the rooms are to make the stations more visible. But also to add more criteria with for example the square metre of the room, the year of construction, whether there is a living room or not. Spareroom does not make looking for a room easier it makes it more frustrating. On top of that Spareroom dares to charge £30 a month for that level of service come out when it does not check the ad that comes in for accuracy, it only takes in the money. A perfect example of a network affect an app that because it has a monopoly does not seem to want to improve more. I would be really happy for Spareroom to contact me if they wish to know about what they could do better. That’s because there’s a lot better they could do. Apps in other countries are better design. In a challenging housing market, please get your act together and make finding a room better!

We're sorry to hear you've not found our service helpful.All adverts on SpareRoom are privately managed and the advertisers themselves fill in the information about the room. We do ask all the information is up to date and correct. Advertisers can outline what days the room is available and outline how many people live in the property. If the information on the advert is incorrect you can report it to us and we can investigate it. You can report it by selecting the report option or email us at site.moderator@spareroom.co.uk. We thank you for your feedback regarding the tube map overlay and a square metre option, we'll pass this on to our Feedback department. When you conduct a search you'll see two types of adverts in the listings, Free to Contact and Early Bird. You will need to be an upgraded user to contact the Early Bird adverts, if you want to use the site for free you can contact Early Bird advertisers after they've been on the site for 7 days as they too will become Free to Contact. We do need to offer a premium service in order to keep our site running and help people find homes. We make this service optional and many of our users use our free service. Not trustworthy landlord

I’m not really happy with the app & better off with other trustworthy app like Rightmove as some landlords don’t even reply either delivered or left on read Ive even message a landlord 5 times until I got a response saying they have someone but not sure whether they going to rent so the ad was up just case this person drop put & you try to chase them about the room also been criticised by a landlord for uploading a property to form a house share & put detail in description & had to explain that I contacted the estate agency about the property for house share, the landlord said why I’m rent if I have a property which I don’t only to form a house share as I put in description looking to share if interested this landlord doesn’t seem trustworthy as change images of the room & charge over price for smaller room than previous room was a lot bigger with ensuite.Landlord should only know do you work full time or part time, permanent or contracted, how you fund the rent whether is your family or your salary & what sector of the job you work, for estate agency would be all above, credit check, payslip but even with estate is hard for first time renter but is safer, this my first time renting & a lot of landlord discriminate young tenant especially 18 to 23, I’ve looked everyday on this app & found a lot of ads with rent I can afford but you have to be 25 or above.

Great app, I can’t complain about the app not one bit. But…I have been to a few viewings, at this point I think I’m being discriminated because of certain factor “my skin colour” After the viewing, I get feedback from the landlords that the rooms are available for me or that someone else is coming for a viewing after my viewing. Then when I ask the landlords I’ve seen for feedback, they seem to either reject me or not even respond to my messages any longer. I wonder why, I wonder if I’m the only one who looks like me is experiencing this or has experienced it? The most recent viewing I had was very successful and I was ready to move in, but after asking for a feedback, the landlord said he doesn’t even know if he wants to rent the room out anymore. That didn’t sit well with me at all. I was told by him that I was the only prospect who showed up on time for viewing and showed interest. I don’t mean to be desperate but I also don’t want to be homeless. I’m not a dirty or flimsy person, I’m very calm, jovial and collected. But the few landlords I’ve seen have made me to not even proceed with investing my time and money with this app. This is my honest feedback and it’s been happening to me that’s why I can’t be quiet about it anymore.
