CDS Rental Calculator 4+

This app will make running numbers on your next rental super simple!

I wish it separated “Maintenance” into “Maintenance” and “Cap Ex”, but understand it would cause an additional row to be needed. Additionally, there is an “Additional Expenses” field where you can enter a dollar amount, though it would be nice if it could be a percentage as well.

A super sneaky feature I wasn’t expecting when I downloaded this app is, after running your numbers, an amortization schedule is created. (Note: I have not compared the amortization in the app to another amortization schedule to compare for accuracy.)

I would highly recommend anyone interested in investing in real estate download this app and get comfortable running the numbers!

I actually love the app. However when the cash flow is negative it should indicate it in some way other than having to notice the the total return is less than principal pay down. I noticed this while playing with vacancy and maintenance percentages. Other than than a trivial visual negative cash flow indicator I think it’s great. If this gets fixed I’ll definitely update the rating!

Update: I failed to realize the parentheses for negative but would still be nice for something like red numbers. Just personal preference.

This app has made it significantly easier for me to run the numbers on all my prospective deals! The simplicity of the user interface simplifies the process of evaluating your cash on cash return which makes it easier for beginning investors to get excited about real estate. Would definitely recommend to anyone that is looking for a quicker way to analyze a property’s financials!
