This does what I need, I can't seem to find how to pull up that chart but I just started using it. It has a nice interface and very flexable and clean design.
Adequate but improveable
With a little flexibility and patience, this program can be made to work. Very bare bones.
Limited reports; instead of an itemized profit and loss statement, there is a "Detailed Property Report" with attractive formatting that makes it hard to find the numbers you'd need to do a tax return. You can add item descriptions to the transaction, but they do not appear on any report.
No adequate provision for handling security deposits, unless you lump them in with the rent (lousy tax and business planning) or set up an entirely different "property" for it, and no expense item for applying a security deposit to anything except "Renter Deposit Reimbursement".
No provision for making notes.
Limited, fixed and not particularly standard (doesn't conform to IRS sched E) income and expense descriptions, with no way to customize - you can't separate expense reimbursements and credit check and late fees from rent except by putting them under "Other Income", which won't segregate them in the report. You're all set if you need "Mineral Rights" as an income item - that one it has.
On the other hand, this program left out all the largely useless or confusing features other rental mangement programs seem to love to heap on.
Keep in mind the two times you really need good management software - when you're in court on a security deposit refund case, or you're in a tax audit. Easy Property Manager will be very limited help in those situations.
The price is appropriate for what it offers, but I would be willing to pay two or three times as much and give it more stars if it would get me a regular P&L statement, a straight transactions report, separated security deposit accounting, standard and customizable income and expense descriptions, printable item descriptions, and a printable notes function.
As of the date of this review, there are almost no other desktop rental managment programs available, especially for the Mac. Everything else is cloud based, and who knows what they do with all your data.
Seems to be getting updated reguarly in the three months it's been out. I figure, worst case, EPM will still work with the next two years of MacOS changes, which is about all I'd expect to get for $20 and ten hours of learning the software and setting up properties.

Thanks for the incredible feedback. Please note that there are income/expense categories for security deposits, net profit/loss and income/expenses summaries are included in the detailed reports as well as in the UI, and all transaction info is included in the reports. If you’re not seeing info somewhere, pls send a screenshot by email. Thanks again!
