If you are buying a property in the UK, you may need to pay an amount of Land Tax (Stamp Duty) to the government.

This app, will provide an estimate* for the amount of Land Tax (Stamp Duty) that may be payable for a Freehold property when purchasing as an Individual.

The amount of tax you need to pay may differ based on a number of factors. These factors may include, but not limited to: the purchase price, country, type of property and whether you are a first time buyer, replacing a property or purchasing an additional property.

The app will also display a breakdown of the tax calculation and allow you to email the details.

The app covers individual freehold purchases in following geographical locations:

- England
- Northern Ireland
- Scotland
- Wales

The estimated tax figure can also consider whether you are a:

- First Time Buyer
- Purchasing an Additional Property
- Purchasing a Residential Property
- Purchasing a Non-Residential Property

You can also search for property sold prices (beta) for properties located in England and Wales, that have been sold for value and lodged with HM Land Registry for registration.

Data Coverage and Timeliness:

The data may be updated periodically following when additional data is published by HM Land Registry.

The data covers property sales in England and Wales that are sold for value and are lodged with HM Land Registry for registration.

Note, it may take several months from a property being sold to the data being available from HM Land Registry. There may also be delay in publishing the HM Land Registry data to this app. You can obtain the latest properties sold prices directly from HM Land Registry.

The tax rules & rates are subject to change by the relevant tax authority.
The tax figure may be different depending on your circumstances.
The app assumes that the buyer is uk based for tax purposes. Tax rules / rates may be different for non-uk / foreign buyers.
The estimated mortgage payment figures are an estimate only and make a number of assumptions. You should ALWAYS obtain an exact quote from a specific lender before committing to any mortgage or overpayment.

The UK Chancellor delivered the Autumn Budget on the 30th October 2024.
The following changes are applicable to England and Northern Ireland:



• The Stamp Duty surcharge, paid on second home purchases in England and Northern Ireland, will go up by 2% from 3% to 5% from the 31st October 2024

• The point at which house buyers start paying stamp duty on a main home will drop from £250,000 to £125,000 from the 1st April 2025

• The threshold at which first-time buyers will pay Stamp Duty will drop from £425,000 to £300,000 from the 1st April 2025 (the first time buyer discount is only applicable if the purchase price is £500,000 or lower).
