I like the idea and fell for the marketing. Site said average is 18% increase year over year. Invested $5000. Here are the issues I have:1) It is very boring. It is like putting your money in a savings account. You buy into a portfolio and they indicate they are adding properties to the portfolio, but you cannot see any cash flow. You have no idea what their plan is and if their estimates are accurate. All you see if your investment and the dollar amount of return earned to date.2) In 4 months, I have seen less than a 1% return. I am on track to have a less than 3% return in 2021.3) I sent them a message asking if I can take my money out to put it into something with better estimated appreciation with daily view into how the investment is going. Their response was, “this is a 5 year investment. You will have the opportunity to liquidate at your 5 year anniversary.”So be aware, invest with no view into how your investment is tracking, no option to liquidate for 5 years and (currently) trending at less than 3% annual ROI.

I invested $500 in 2019. I knew it would be locked for 5 years. The first year I received $34 in dividends which I was happy about. Now after reading reviews I see it’s a general number sent to everyone to appease us. Now it’s 2025, I tried to login to check on my investment but my password no longer works. I tried resetting it but I didn’t receive the email. I waited about a month and tried to login again but again it didn’t recognize me so I tried resetting my password. This time I got an email and reset my password. I went to the app and website but cannot login with my new password. I then tried to contact them from both locations using the contact support link but it’s impossible to reach them because they now have an error page that says DiversyFund is using a part of the Cloudfare network. I use an iPhone so I don’t understand why I am unable to login like I have been able to for the first 3 years since I’ve invested. I’m beginning to believe this is a scam for the rich to become richer. I used to love seeing the properties my money went to and the amount of money I was accruing. Now I’m just furious, like so many others who can’t login and contact this company to inquire about our money.

I just invested $1000 via AltoIRA (which allows me to do it in my Roth). The concept of DiversyFund looks great and I am excited to see the “performance” over the years. I put that in quotes because it is very clear on the website that this is a long term illiquid investment. You can’t use this as a savings account or “try it out” for a few months. The cash flow from rent payments is used to reinvest into the property with improvements or purchase new property within the fund. This is all on the website and not hidden in any fine print. It seems that nearly all the negative reviews are people complaining that they can’t cash out. Come on people! This is real estate. Same issue exists with the Fundrise reviews (which I am not invested in). There are people there calling it a scam. It is not a scam, just illiquid.It is great that these crowdfunding real estate investments options exist for non-accredited investors because everyone should have access to diversification that real estate offers. As an example of the illiquidity of real estate, I have quite a bit more money invested into real estate on a different site for accredited investors. That investment is into a new apartment building that is still being built. In fact, it will be a little over two years before there is any positive cash flow. Am I complaining? No. This is how real estate works. Only invest with money you don’t need for a minimum of 5 years. I bet the people at DiversyFund hate pasting in their standard reply to all these people complaining about the lack of liquidity.Thanks for reading my rant.

Cannot get a hold of them. There is a barrier wall set up between you and them. No phone number and they do not get back to you when you use their online or app support. Once you give them your money, they say it’s tied up for five years And you cannot get it. I put in $1000 a few years ago, and it shows that I have earned a total of $34 in all of the years, but I can’t get to that either. You do not make any money here and it is not worth your while. Your money will be gone and out of your reach and you will not be able to get a hold of them and you will not get it. It is so much better to invest in something that has substance to it and backbone behind it such as stocks, government bonds, money market, or high-yield savings accounts. Or, invest locally where you can deal face-to-face. This is absolutely bad news and you will likely not ever see your money again. Very highly not recommended as I still cannot get to my $1034 and probably never will.
