何謂凶宅?
一般來說，單位只要曾經發生兇殺或自殺致死案件，包括墮樓身亡（無論意外與否），該單位也會被視作為凶宅。亦有部分情況，凶宅同層單位也會被定義為凶宅，以98年德福花園五屍命案單位為例，其同層單位價格亦受拖累，雖非兇案單位，但地產業界及銀行亦視該凶宅同層單位為凶宅處理。
