Mortgage Calc is a fast, private mortgage calculator built for U.S. buyers
and owners who just want honest numbers — not a sales funnel.
Most "free" mortgage calculators exist to harvest your name, phone number,
and email for loan officers. This one doesn't. There is no sign-up, no
account, and no lead form. Everything runs offline on your device, and your
inputs never leave your phone.
WHAT IT CALCULATES
• Full monthly payment (PITI) — principal, interest, property tax, and
homeowners insurance, broken down line by line.
• PMI / MIP — automatic private mortgage insurance when you put down less
than 20%, plus FHA mortgage insurance premiums.
• Loan types — Conventional, FHA, VA, and USDA, each with its own rules and
down-payment minimums applied for you.
• ARMs — 5/1, 7/1, and 10/1 adjustable-rate mortgages modeled under the
standard 2/2/5 cap structure so you can see the worst-case payment path.
• Amortization schedule — a full year-by-year (or month-by-month) table plus
a principal-vs-interest chart and a running balance/equity view.
• Refinance break-even — compare your current loan to a new offer and get a
plain-English answer on whether and when refinancing pays off.
• Affordability — work it two ways: "I can pay $X/month, what home price is
that?" or "I earn $X/year, what would a lender approve?" (DTI-based).
