Parsel Mimar helps architects, engineers and landowners explore building scenarios using Turkish zoning concepts. Enter the net zoning parcel area, site coverage ratio (TAKS), floor area ratio (KAKS) and number of floors to review your area calculations.
UNDERSTAND EACH AREA
• Separate the FAR area allowance from the area used by your selected footprint and floor scenario.
• Review gross construction area and estimated saleable area separately.
• See saleable area in both square metres and percent.
• Enter FAR-excluded areas and shared areas that cannot be sold, based on your project.
• Read area values with Turkish number formatting, such as 1.280,50 m².
EXPLORE AND REPORT
• Work with parcel lookup and a map view. Data access depends on the availability of the relevant services.
• Inspect a schematic 3D building model and floor view.
• Save projects and recalculate your scenarios.
• Create PDF reports and export parcel geometry in KML, DXF or GeoJSON format.
USE YOUR VERIFIED ZONING INPUTS
• Open the official e-Plan zoning information page from the app.
• Enter values from your current zoning documents. A land registry classification alone is not treated as proof of building rights.
• Enter areas subject to the 30% FAR-exclusion cap separately from exceptions outside that cap. The 30% cap is not an automatic bonus allowance.
• Treat cost estimates as preliminary budgets based on the app's unit-price assumptions.
FREE AND PAID FEATURES
Free use includes a limited daily calculation allowance. PDF reports and exports require Pro access or a Single Report entitlement assigned to the relevant project. Available purchase options and current prices are shown in the app.
Parsel Mimar is an independent app, not an official service of TKGM, the Turkish Ministry or any municipality. Results are preliminary estimates based on entered information. They do not replace an official zoning document, permit assessment, detailed cost estimate or investment advice. Plan notes, net parcel boundaries, setbacks and project-specific requirements must be checked with the relevant authority and qualified professionals. The app uses Turkish zoning concepts; it does not determine compliance with other countries' building codes.
