It keeps a dated, categorized log of the money you put into a property, with the receipts attached, so the paperwork is ready long before you need it. ONE RUNNING TOTAL Every improvement you log rolls into a single documented total. Open the app five years from now and see exactly what you have put into the house, broken down by category. RECEIPT SCANNING Photograph a receipt or contractor invoice and Footing reads the vendor, the date and the amount, then fills the form for you. Review the values, correct anything that looks off, and save. Every field can also be typed in by hand. IMPROVEMENTS AND REPAIRS, KEPT APART A new roof is not the same as a patched shingle. Footing lets you mark each entry as an improvement or a repair, so the two never get mixed together in your log. Repairs stay in your history without inflating the improvement total. CATEGORIES A PREPARER RECOGNIZES Nine categories structured after public IRS material: additions, lawn and grounds, exterior, insulation, plumbing, interior, heating and air, electrical, and miscellaneous. Your summary reads the way an accountant expects it to. ONE CLEAN PDF AT SALE Export a Capital Improvements Summary: purchase price, closing costs, category subtotals, and a dated line-by-line list of every improvement with its contractor and permit number. Hand it over as one file. BUILT FOR A TWENTY YEAR RECORD Improvements are logged over decades, not weeks. Footing syncs through your own iCloud account, so a new phone does not mean a lost archive.
