LandlordPDF
Move-in reports in 5 minutes
$19.99 · Designed for iPad. Not verified for macOS.
Document every move-in and move-out before the keys change hands. Photos, conditions, and both signature in one PDF. No account, no cloud, no subscription.
Walk the unit, tap the condition, snap the photos, collect both signatures, and hand over a finished PDF before you leave the driveway. LandlordPDF turns a move-in or move-out inspection into a five-minute job instead of an evening of paperwork.
Deposit disputes are won with documentation. This app makes the documentation fast enough that you will actually do it every single time.
EVERYTHING STAYS ON YOUR IPHONE
There is no account to create, no password to remember, and no server holding your tenants' information. Every property, photo, and signature is stored locally on your device. The app works with no signal at all, which matters in basements, empty units, and rural properties where inspections actually happen.
BUILT FOR THE WALK-THROUGH
• Move-In, Move-Out, and Mid-Lease inspection types
• One-tap room templates for Kitchen, Living Room, Bathroom, Bedroom, and Exterior, plus custom rooms for garages, basements, and anything else
• Rate any item New, Good, Fair, Damaged, or Dirty with a single tap
• Attach unlimited photos per item from your camera or your photo library
• Dictate notes with voice-to-text so you can keep both hands on the walk-through
• Capture landlord and tenant signatures right on the screen
WHEN THE TENANT IS NOT THERE
Inspections rarely go to plan. Mark the tenant as not present or as having declined to sign, and the report still exports — with a clearly labeled pending signature line and a note explaining why it is blank. Share it with them right away, then reopen the property later, add their signature, and export the final copy.
A PDF THAT LOOKS PROFESSIONAL
Every report includes a property and tenant header, a room-by-room condition table, a photo documentation grid, and a signature block. Page size is chosen automatically for your region, so US Letter in North America and A4 everywhere else. Send it by email, text, or AirDrop, or save it straight to Files.
DESIGNED FOR IPHONE AND IPAD
A native SwiftUI interface that adapts to every screen size, supports light and dark mode, and stays readable in bright sunlight outside a rental.
PRICING
Your first PDF export is completely free, so you can finish a real inspection before deciding. After that, a single Lifetime Unlock purchase gives you unlimited reports forever. It is a one-time payment, not a subscription, and it never expires.
Made for independent landlords, property managers, real estate agents, and short-term rental hosts who would rather spend their evening anywhere but in a spreadsheet.
