Condition documents the state of a rental unit at move-in and at move-out, and turns those photos into a report that settles a security-deposit dispute. THE TRUST LAYER Every photo in a Condition report is governed by the Trust Layer — the verification system this app is built on, and the subject of a pending patent. A deposit dispute is decided by whether a photo can be trusted. So at the moment of capture, the Trust Layer stamps three facts into the frame itself: a verification code unique to that photograph, the exact time with its UTC offset, and the GPS coordinates of the unit. These are composited into the image, not attached as metadata, so they cannot be edited off or stripped out later. No two photos share a code, so every frame in a report is individually identifiable. The seal is visible in the photograph, in every copy of it, forever. There is no option to upload from your camera roll, and there never will be. A picture from a photo library proves nothing about when or where it was taken, and that is the one thing the report has to prove. The camera is the only way in. When the app cannot get a location fix, it records "no GPS fix" instead of claiming a position it never had. A verification system that overstates what it knows is worth nothing. HOW IT WORKS Add a unit and it gets its own link. Walk it with the room-by-room checklist, photographing each item. Finish, and the report is sealed. MOVE-OUT IS COMPARED TO MOVE-IN When you document a move-out, the app shows you how each item looked on day one — on the checklist and in the viewfinder — then grades every photo against it: unchanged, pre-existing, or new damage. Pre-existing damage was not the resident's doing. New damage is the part of the conversation that decides the deposit. IT KEEPS WORKING WITHOUT SIGNAL Empty units have bad reception. Photos are written to the phone first and uploaded when the signal comes back. The app will not seal a report while a photo is still waiting — a report that looks complete but is not is worse than no report at all. YOUR STAFF OR THE RESIDENT Walk the unit yourself, or send the resident the unit's link and let them do it in their browser. Both paths run through the same Trust Layer and produce the same record, item for item, so a move-in captured by a resident and a move-out captured by your staff can be compared directly. THE REPORT When you finish, you get the sealed report: every photo, every grade, and — on a move-out — the count of items that changed during the tenancy. Where the app finds damage it can open a work order with the photo attached. Condition is built for property managers running 20 to 200 units. AI NOTE Photos are analysed by a third-party AI service to grade condition. The app tells you exactly what is sent and asks your permission before the first photo leaves the device, and you can withdraw that permission at any time in Account. A DispatchIQ account is required.

Tap any photo to see its seal. Every photograph this app takes already carries a verification code, the time and the location burned into the image itself. Until now that stamp was only ever the size of a thumbnail. Tap a photo - while you are reviewing a capture, or anywhere in a finished report - and it opens full size, pinch to zoom, with the code, the time and the location spelled out underneath. Share it and the seal travels with the picture. Also fixed: the time stamped onto a photo could be a second or two later than the moment the shutter actually fired. It is now frozen at the shutter. Location is recorded alongside each photo as well, not only burned into it.
