Buying a home in Japan? Know what to look at during a viewing: a 3-choice checklist, photos and notes per property, comparison, and questions to ask the agent.
A home-buying checklist app for viewing new and used homes in Japan. It solves "I don't know what to look at" during a viewing.
See the points to check in one list, keep photos and notes, and compare the homes you are considering. Plain language, no jargon, written for first-time buyers, and available in English and Japanese.
[Quick check first, thorough check for your favorite]
- Quick check: for first viewings and narrowing down candidates. About 20 items, answered by tapping Good / Concern / Not sure
- Thorough check: for a second viewing of your favorite and before purchase. Dig into Inside the home / Houses / Condominiums / Surroundings / Disaster risk
- Items adapt automatically to new vs used and house vs condominium
- Answers are saved the moment you tap. Stop anytime and pick up where you left off
[Understand "why check this?"]
- Every item explains why it matters, how to look on site, how to verify with documents and official data, and what happens if there is a problem
- Sample questions to ask the agent, seller or builder for each item
[Not just the interior: surroundings and disaster risk too]
- Beyond sunlight and layout: roads, neighboring lots, vacant land, school routes and the atmosphere at night
- One tap to the official sources for flooding, landslides, crime, zoning, nurseries, school districts and garbage rules
(GSI overlay hazard map, MLIT Real Estate Information Library, prefectural police crime maps, the Children and Families Agency's nursery search, and municipal websites)
[Photos and notes organized per property]
- Take photos straight from a checklist item, so you always know which home and which spot
- Mark photos that concern you, set a cover image, and sort by category (inside / plumbing / surroundings and more)
- Save listing pages, builder links and emails from the agent with each property
[Questions for the agent]
- Items answered "Concern" or "Not sure" turn into a list of questions to ask
- Select the ones you want, copy them together, or open an email right away
[Compare two candidates]
- See "Good points of A", "Good points of B", "Concerns" and "Not yet checked" first
- A detailed side-by-side of every item is also available
[Share a summary]
- Turn a property's results, concerns, notes and unchecked items into text and send it to family or whoever joins the viewing
- Filter the property list by Favorite / Considering / Passed
[Free and paid]
- Free: up to 3 properties at a time, quick check, a thorough check trial on one property, photos and notes, basic comparison, official links
- Paid (one-time purchase): unlimited properties, thorough check on every property, detailed comparison, all explanations
[Your data stays with you]
- Property details, answers, photos and notes are stored on your device. No account, nothing sent to a server
- Delete a single property or all data at any time
