Mar de Fevereiro is a fast, modern property tycoon game set in an original Brazilian city, with a mechanic the genre has never had: crime. THE GOAL Cash plus property and developments, minus your debts. Whoever has the highest net worth when the round cap hits, or the first to reach the target, wins. No elimination, ever. Run short on cash and an emergency loan covers you automatically, so you stay in the race right to the end. LIVE AUCTIONS, NOT FIXED PRICES Every unclaimed property you land on goes straight to a live auction. Every rival at the table can bid. Land on it first and you get the opening move, and a modest discount if nobody else wants it, but the price is never fixed. Know the market, and know when to walk away. PROTECT WHAT YOU OWN This is the heart of the game. Cheap favela blocks pay the best rent for their price, but they are also the most crime-prone in the city. Pricier centro and condomínio addresses are safer, but slower earners. Every property, every round, you choose: hire guards, buy insurance, install muros e câmeras, or run it bare and pocket the difference. Get it wrong and an assalto, a fire, or a squatting gang can wipe out your edge overnight. DEVELOP, COLLECT SETS, RIDE THE MARKET Develop a property through three levels to raise the rent rivals pay you. Own every property in a neighbourhood and your rents jump further. Watch for citywide events too: a gentrificação lifting a rough block, a recessão dragging rents down, or a batida policial quieting the streets for a while. FOUR AI DIFFICULTIES, YOUR PACE Play a Quick game in about ten minutes or a full Regular game in fifteen to twenty, against one to three AI rivals ranging from Beginner to Hard. A full guided tutorial walks a first-time player through every mechanic, from their first auction to their first insurance policy. Offline. No account needed. No data connection required to play.
