See what the rent for a home or room in the Netherlands may be. The address fills in the year of construction, energy label and WOZ value for you. Free, no account. Check de huur works out how many points a home or room in the Netherlands has and what the maximum basic rent is. You enter the address, we look up what we can find, and you fill in the rest. The check is free and you don't need an account. THE ADDRESS FILLS IN HALF From the postcode and house number we look up the year of construction, the floor area, the energy label and the WOZ value. We also see whether the home is a national monument. It all comes from the public registers, and every value shows where it came from. If something is wrong, you change it. ONE QUESTION PER SCREEN The check has eight steps. For the kitchen and the bathroom you tap what looks most like what is there. The points add up at the top as you go. THE RESULT IN ONE OVERVIEW You see the points per category, the segment (social rent, mid-rent or free sector) and the maximum basic rent. Once the government publishes the rules for the new year, the amount from 1 January sits next to it. Enter the rent you pay or ask now and you see the difference straight away. SHARE THE PDF Share the PDF with the points, the calculation date and your answers from the app. For example with the lease, or for a talk with your landlord. The PDF is free. SAVE AND UPDATE To save the check, enter your email address. You get an email with a link and you need no password. In My checks you update the check later, for example after a renovation or when the rules change. One button deletes all your data. FOR TENANTS AND LANDLORDS If you rent, you see whether the rent fits the home. If you let a home, you have the points calculation you give your tenant at the start of the lease. GOOD TO KNOW Check de huur gives a calculation, not a ruling. Only the Huurcommissie (the Dutch rent tribunal) decides bindingly. The calculation follows the Dutch home valuation system (WWS), with the rules the government publishes. Check de huur is a free service from Protiva. We process your data within the European Union.
