Johnni is your AI home consultant, helping you understand your home and keep track of its care. YOUR HOME PROFILE Keep important details about your home's systems, equipment and inspection findings together. Add missing information and update it as you learn more about your home. UNDERSTAND YOUR REPORT Review your inspection findings, explore indicative repair-price ranges and see the kinds of trades that can help. An included sample report lets you explore the experience before adding your own information. STAY AHEAD OF MAINTENANCE See recommended maintenance tasks, record completed work and use photo checks where available. Johnni's suggestions depend on the information available about your home. ASK JOHNNI Type a question or, where voice is enabled, start a voice conversation and hear a spoken reply. Johnni uses relevant Home Profile and report context to answer. Voice availability and usage limits are shown in the app. USE PRACTICAL TOOLS Identify home components, request an AI-assisted visible-condition assessment, or use Age Finder to investigate an appliance's manufacture date. Photos and labels must be clear enough to assess; results may need verification. FIND HELP AND SAVINGS Browse local trades, prepare a quote request and explore partner offers where available. Choose which details and photos to send with a request. BUILT FOR HOMEOWNERS Johnni is the homeowner app. Johnni for Agents provides the agent workspace, while inspectors can explore a sample homeowner experience using authorized demo access. PRIVACY Voice starts only when you choose to use it and grant microphone access. Audio is processed by our speech provider; we do not intentionally retain raw microphone recordings in our application database. Where the chat shows the quality-review notice, questions and replies are kept in a restricted 90-day review archive. The apps use crash diagnostics. Our privacy policy explains providers, other storage, retention and deletion options. Johnni provides informational guidance.
