Research can do more. - Show parcels on the map, switch layers, and get help understanding parcel dimensions. - Explore richer available parcel and ownership data, with improved searches and clearer explanations when information is missing. - Get up to 50 parcel results per search and save them together to a named map in My Maps. - Search Research History to find past conversations and answers. - Copy answers with one tap, or rate a response and share feedback. - Move more easily between Research results, saved maps, and parcel details. We also improved reliability and fixed bugs, including an issue with account deletion in Settings. Research is available to Pro subscribers.

Measure land, create your own maps, and explore properties more easily. - Measure distance, perimeter, and area directly on the map. - Create your own maps with Pro. Add points of interest, lines, and shapes. Customize colors and icons, adjust individual points. - Favorites is now My Maps. Your existing favorites are preserved. Organize saved parcels and drawings into maps. Content saves locally and syncs through your signed-in account. - Rotate the map and follow your direction. A new compass helps you return to north. Updated location controls let you follow your position or rotate the map with your heading. - Improved Map Layers. Preview base maps and overlays before selecting them. Parcel labels and dimensions are now available to everyone, with owner labels and dimensions enabled by default for new users. - Easier object selection. Choose between nearby drawings and parcels using a menu with visual previews. Selected lines and shapes can display distances between their points when Dimensions is enabled. - Refreshed screens and settings. Enjoy smoother sheets, updated controls, improved dark mode, faster rotation, and clearer parcel labels. Settings now shows your current plan, subscription management, and measurement units. Choose Starter for Favorites, private Notes, overlays, elevation, and up to 100 parcel lookups per day. Pro adds saved drawings, Research, owner Contacts, and unlimited parcel lookups.

Bug fixes and stability improvements

New Zoning layer. See how land is zoned right on the map: residential, commercial, agricultural, industrial and more, with each area labeled by its local zoning code. Land with no zoning is marked with a "No Zoning" hatch, and the legend shows what every color means. Turn it on in Layers → Overlay. Water and Zoning now share one Overlay menu, so switching between them is a single tap and nothing turns off without you noticing. Research is more reliable: conversations catch up when you return to the app, messages that fail to send are retried automatically, and if something still goes wrong you get a Retry button instead of a stuck reply. Also fixed: the top of the Layers button is tappable again when the map legend is showing.

Research now finds the owner. Ask "how can I contact the owner?" and the people linked to the address appear as cards: tap a number to call or text, tap an email to write, copy anything with one tap, or save the person straight to your Contacts. Zillow data joins the conversation. Ask what a property is worth, whether it is for sale or for rent, or how its price has changed, and Research answers with Zillow's estimate and listing details. Opening Research from a parcel now pins that parcel above the message field, so anything you ask is about it, and one tap unpins it. Questions like "largest parcels here" or "oldest building in this area" are answered from properly sorted data. On the Contacts screen, phone numbers and emails are tappable, and a new Save to Contacts button adds the person to your address book. Plus fixes for iPad and iOS 27.

Research just got sharper. Ask for parcels the way you'd ask a colleague: "vacant lots over 5 acres," "sold in the last two years," "same zoning as this one," and get a list you can open on the map. Opening Research from a parcel now starts a fresh thread, and your threads pick up exactly where you left them. Property lines now show one clean measurement per side instead of a chain of small segments, and labels appear on shorter sides too. Also in this update: • Owner contacts open in a sheet that no longer shrinks the map. • Clearer messages when a purchase fails, and an upgrade option in Settings for Starter members.

Zoom deeper. The map now goes much closer to the ground, and flood, wetlands and elevation layers stay sharp all the way in. Parcel labels have been redesigned — crisper text, smoother scaling and no more stutter while panning. Parcels also load faster and use less data, and map layers now come from a CDN. Plus the usual bug fixes.
