Search a NSW address for hazards, planning controls, nearby development and suburb crime data, then save, share or watch it for newly lodged applications.
Know before you sign.
Emptor gives NSW property buyers a straight, evidence-backed due-diligence report before they commit time and money.
Search an address to check:
• Bushfire, flood, landslide, acid sulfate soils, noise exposure and mine subsidence overlays
• Zoning, height limits, floor space ratio, minimum lot size, heritage controls and state planning policies
• Development applications and complying development certificates lodged within 500 metres in the past two years
• Recorded offence counts for the suburb, ranked against NSW suburbs using a bundled BOCSAR extract
Every result shows its source and what it can mean for a buyer. If a government service could not be checked, Emptor marks that section as unknown instead of presenting a clean result.
Save reports for offline review. Export a clear PDF to share with your conveyancer or partner. On supported devices, Apple Intelligence can explain the report in plain language using an on-device model.
DA Watch
Watch a NSW address and check for newly lodged DAs or CDCs within a radius you choose. Filter by application type or substantial works, and receive local notifications when matches are found. Background refresh is opportunistic; you can always check manually.
Built for privacy
No account, ads, analytics or tracking. Reports and watches stay on your device. Searches go directly to public NSW Government services over HTTPS.
Emptor is an early due-diligence tool, not legal advice or a substitute for a conveyancer or section 10.7 planning certificate.
