door.lease helps renters, students, vacation rentals, long-term tenants, and vehicle renters document condition at every handoff — move-in to move-out, pickup to return — a time-stamped record instead of a memory.
Create organized, time-stamped records for move-in, move-out, maintenance, student housing, vacation rentals, and rental-vehicle pickup and return. Capture guided photos and video, review AI-assisted notes, ask AI Coach what to document next, and create reports you control.
DOCUMENT RENTALS ROOM BY ROOM
Add a property and set up its rooms. door.lease guides you through walls, floors, ceilings, doors, windows, appliances, furniture, fixtures, and custom areas. Each room shows what is documented and what still needs attention.
AI-ASSISTED PROPERTY DOCUMENTATION
Capture room overviews and close-ups. AI can classify rooms, summarize visible conditions, and draft descriptions for scratches, stains, cracks, dents, missing items, and other concerns. Review or edit the wording before saving.
Photos may include capture time, location details, face blurring, and SHA-256 integrity hashes. Eligible original camera photos can also be imported.
VEHICLE INSPECTIONS AT PICKUP AND RETURN
Create guided pickup, return, or return-only inspections for rental vehicles. Record an exterior walk, dashboard, interior, wheels and tires, glass, bumpers, cargo areas, damage close-ups, fuel level, and odometer readings.
Scan a rental receipt to help prefill vehicle details. AI can select frames from exterior video, draft visible-condition descriptions, and compare retained pickup and return views. Review each frame, keep useful evidence, mark a finding, exclude it, or add your own description.
Create separate Pickup Condition, Return Condition, and Pickup vs Return Comparison reports when the required evidence is available. Review and sign the exact report version before sharing.
AI COACH
Ask AI Coach what to photograph next, what may need follow-up, and how to organize property evidence. It helps turn photos and notes into clearer documentation while you remain in control.
MOVE-IN, MOVE-OUT, AND COMPARISON REPORTS
Create move-in, move-out, or comparison reports with selected photos, notes, AI-assisted summaries, timestamps, and available location and integrity details. Share a secure link with a landlord, property manager, roommate, or client. Recipients do not need the app to view it.
DEPOSIT AND CLAIM DOCUMENTATION
If you receive a deduction letter, itemized claim, or damage notice, keep it alongside the property evidence you already captured. door.lease can help compare the claim with that record and draft an editable response with supporting photos and findings.
MAINTENANCE REQUESTS
Document maintenance issues with photos, AI-assisted descriptions, room and category details, and follow-up records. Track what happened, when it was reported, and what evidence was captured.
