RENT THAT MATCHES REAL LIFE
Rent is rarely a clean monthly figure. Someone pays half now and half on Friday. Someone overpays and you carry the credit. Someone pays three months up front. Rentava handles all of it, applies money to the right charges, and shows a running balance you can trust.
RENT CHANGES WITHOUT REWRITING HISTORY
When you raise the rent, last year's records keep last year's figures. Rentava versions your rent schedule, so past charges stay exactly as they were.
MISTAKES GET CORRECTED, NOT DELETED
Recorded a payment twice? Rentava adds a correction entry instead of quietly erasing the original. If you are ever asked to explain a number, you can.
REMINDERS THAT KNOW YOUR SITUATION
Rentava reads your own records and reminds you three days before rent is due, on the day, and again if it goes unpaid. It warns you 90, 60, and 30 days before a lease ends. Pause a unit for renovation and the reminders stop, because no rent is due.
DEPOSITS KEPT SEPARATE
A security deposit is not income, and Rentava never treats it as such. Track what you hold, record deductions with reasons, and settle the balance at move-out with a clear trail.
EVERYTHING ELSE
Expenses by category. Maintenance from reported to finished, with photos and costs. Leases, certificates, and receipts attached to the record they belong to. Cash flow and arrears reports. Full export whenever you want it.
