Quick Val is a professional property valuation tool built for surveyors, property professionals, and investors who need fast, accurate investment valuations on the go.
Perform RICS-informed valuations using established methods:
• Term & Reversion — value properties with passing rents and ERV, accounting for lease term, break options, void periods and rent-free incentives
• Vacant Possession — capitalise the ERV in perpetuity at your target All Risks Yield
• All Risks Yield — single-rate capitalisation of the passing rent
• Comparative — value by floor area using comparable evidence (£/sq ft)
MULTI-LET PROPERTIES
Value commercial, residential, or mixed-use investments with up to 10 units of each type. Add a ground-floor retail unit with a lease, a tenant holding over, first-floor offices, and a flat above — and see the whole investment aggregated into a single summary.
TENANT HOLDING OVER
Handle LTA 1954 protected tenancies correctly. Toggle "Tenant Holding Over" and Quick Val automatically runs the Term & Reversion over your specified notice period before reverting to ERV — the proper treatment under statute.
YOUR ASSUMPTIONS, SAVED
Set your preferred yields, void periods, rent-free allowances, and capital costs once. They persist as your default across every new valuation, so you're never re-keying the same numbers. Reset to defaults at any time.

Auto-save
Valuations now save automatically as you work — no need to tap the save button before going back to the list. Changes are saved within 1.5 seconds of any input, and immediately when you leave the screen. New valuations appear in your list as soon as the first data is entered.
