Even current service due is within a month or two of outstanding considered as rental dispute and unnecessary additional RDC fees loaded on the outstanding current dues. This needs to be urgently looked into by Emaar and reversed back to the landlord. Further Property online portal on Dubai Rest shows blocked. This is draconian and unacceptable. The process needs to be relooked to ensure long term landlords with excellent payment records like myself do not fall under defaulter categories and every payment reasonable delay of a month or two should not be considered a rental dispute case. A delay is not a dispute. There could be various reasons why a service fee payment is delayed. A gentle reminder would help instead of direct RDCs.

While the app is easy to navigate and it’s relatively glitch-free the one reoccurring issue is with file upload. Whenever I renew my lease, I should upload my emirates id (normally a photo) and a copy of my Ejari certificate (normally a pdf). And every year one or the other would not work for upload and I end up sending all of that via email. Please expand the types of files accepted for uploads and the size issue. Thank you.

I am writing to follow up regarding the unrefunded Home Modification Fee associated with my earlier request. The situation remains unresolved, and I require immediate clarity on the matter. To reiterate the details: On October 10, I submitted a Home Modification request and paid the associated fee of 500 AED. Following a necessary design change, I was instructed to have the original request entirely canceled/rejected, as the website does not permit edits to submitted requests, and then to submit a new one.The original request was officially rejected on October 25. I was initially assured that refunds for canceled requests are processed within one week. However, more than two weeks have now passed since the rejection on October 25, and over a month has passed since the original payment was made, yet I have still not received the 500 AED refund.Furthermore, I was previously informed that I would receive an update from your finance team by November 10. That deadline has now also passed without any communication or resolution. This lengthy delay and lack of communication are becoming unacceptable. I request a clear explanation for this significant delay and an immediate update on the exact date when the refund will be processed.I look forward to your prompt response and the immediate resolution of this outstanding refund.

As an apartment owner, I am truly disappointed with the Emaar One app service and management response. Since last Tuesday, I have been continuously sending complaints regarding a serious neighbor disturbance issue, but still I have not received any phone call, email, message, or proper response. The neighbor’s pet is urinating onto my balcony, causing a strong smell and serious hygiene issue. Because of this, I cannot properly use my balcony anymore. I also informed the Creek Edge Tower 1 security team, but they only informed the neighbor and no proper action has been taken.Today I sent my second reminder, but still there has been no response or follow-up from Emaar management. As a resident and apartment owner, I am truly disappointed with this poor service and lack of support regarding such an important hygiene and health concern.
