Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0) is a flagship housing initiative of the Government of India aimed at supporting eligible urban families in achieving access to safe and secure pucca housing under the vision of “Housing for All”.
Implemented by the Ministry of Housing and Urban Affairs, Government of India, PMAY-U 2.0 provides housing support to eligible beneficiaries through four key components:
• Beneficiary Led Construction (BLC)
Provides financial assistance of up to ₹2.5 lakh to eligible Economically Weaker Section (EWS) families with an annual household income of up to ₹3 lakh for the construction of a new pucca house on their own available land.
• Affordable Housing in Partnership (AHP)
Supports eligible EWS beneficiaries in purchasing affordable houses developed through Public or Private sector projects. Houses generally have a carpet area of 30–45 sq. metres, with financial assistance of up to ₹2.5 lakh per eligible EWS beneficiary through Central and State Government support.
• Affordable Rental Housing (ARH)
Promotes affordable and hygienic rental housing for people who require housing on a temporary or rental basis, including urban migrants, workers, working women, construction workers, street vendors and other eligible EWS/LIG beneficiaries.
The initiative also encourages access to essential civic and social infrastructure to help create safe and liveable communities.
• Interest Subsidy Scheme (ISS)
Provides interest subsidy benefits on eligible home loans sanctioned and disbursed on or after 1 September 2024 for the purchase, repurchase or construction of houses.
Households falling under the following income categories may be eligible:
EWS – Annual household income up to ₹3 lakh
LIG – Annual household income up to ₹6 lakh
MIG – Annual household income up to ₹9 lakh
The PMAY-U 2.0 mobile application provides citizens with convenient digital access to the scheme and its related services, helping eligible beneficiaries access information and interact with PMAY-U 2.0 services from their mobile devices.
