Lintel: HMO Floor Plans

Floor plans for HMO licensing

Free · In‑App Purchases · Designed for iPad. Not verified for macOS.

Draw a floor plan your council will accept — measure rooms, mark fire doors and amenities, and export a print-ready HMO license pack. No CAD, no draftsman. The council-ready floor plan pack for HMO landlords. Lintel turns a quick walk around your property into a print-ready licensing pack — floor plans, room measurements, fire-safety and amenity markings, and a tidy PDF your council will accept. Most landlords pay a draftsman hundreds of pounds and wait a week. Lintel does it on your phone in an afternoon. HOW IT WORKS • Scan a room with your phone's LiDAR, or draw it by hand — walls snap square as you go. • Enter the measurements; areas and room-size checks update live. • Drop in doors, windows, smoke alarms, sinks and the items your council asks for. • Export a professional pack — scaled floor plans, room schedule, north arrow and title block. BUILT FOR • HMO and selective-license landlords preparing a council application. • Letting agents and property managers handling a portfolio. • Anyone who needs an accurate, scaled floor plan without CAD. WHAT'S IN THE PACK • Scaled per-floor plans at a true printed scale (1:50 / 1:100). • An automatic room schedule with floor areas. • Fire-safety, amenity and meter markings keyed to a legend. • Cover sheet, certificate summary and photo appendix. MORE THAN A PLAN • Evidence vault — keep certificates, photos and repair records in one place. • Dashboard — see license dates and what needs attention across every property. • Reminders — never miss a gas, electrical or alarm renewal. FREE & PRO Lintel is free to draw, measure, scan and organize — with a watermarked preview of every export. Upgrade to Lintel Pro for un-watermarked council packs across all your properties and the recurring evidence pack, from £4.99/month with a free trial. Or unlock a single property's council pack as a one-off. Draw it once. License it properly. — Lintel Pro is an auto-renewing subscription (monthly or yearly). Payment is charged to your Apple ID and renews unless cancelled at least 24 hours before the period ends. Manage or cancel in Settings.
