I spent a few months researching different property management softwares. The trick was to balance product quality, scaling capability, pricing, and customer service. I have to say this software did it for my company. The pricing structure is very affordable for a start up company. The product quality is great! I see the possibility of this program to adapt to the needs of a growing portfolio. The interface is extremely user friendly and the customer service is superb. I tried other softwares and it would take days to set up and link bank accounts. Landlord studio had me up and running within 24 hours!!!! Truly a gem. If you’re a price, overheads conscious company who wants to strike a balance between quality and pricing, I truly think this app hits all the points! I highly recommend it. My portfolio is 11 doors at the time I signed up with them.

Before we chose an app to help manage our rentals, we tried several other ones available through the App Store. It was important to have a cloud based app so my wife and I could both use it and update the properties. I also appreciated that I could use it on my desktop. This one was by far the best one currently on the market. I like the ability to create templates to send sms and email massages to the tenantsThere are only two complaints I have that prevented it from a 5th star. First, even though I hate accepting partial payments, it’s a fact of life and we don’t turn away any payments. Partial payments when a tenant is late already seem to confuse the app. I figured out a way to make sure it accounts for everything, but if wasn’t easy. The 2nd thing is that I would really like to see an online platform in the future where a tenant can go to a website and make their payment online. I realize they can use PayPal now and we do accept it, but having a website they could go to make a payment that was tied in with the app would be awesome.

I have been running a rental property for years and have used several different type of apps and software. This is the best one I have ever used and the yearly subscription is a great price for all you get. The app and portal is so user friendly and offers a lot of features other apps and softwares did not have.I really love how it break down the income coming in and expensing going out in a visual bar graph. Gives me a visual reminder of progress and Profit. Reminds me of vacancies and when rent is due or past due. Even tracks my vendors and so much more. Even my tax preparer love the reports, they are so professionally laid out and she is able to pull the numbers she need to complete my itemized taxes. Just the other day she asked me a question about how I have a lot of expenses last summer. I said the last tenant had to be evicted and had to go to court. She immediately asked about the court costs because she didn’t see it on the expense report the app provides. I had forgot to add it. If you are a landlord and itemize which I’m sure you do. This will help you track your expenses and you can upload or take a picture of all receipts when you enter it. How awesome. This interaction with my tax preparer is just another reason why I love this app and these reports. I love this app and if you are looking for something to help you manage you rental(s); try it, I know you will love it to. I don’t usually write reviews and have never done one this long. It is awesome. I love the following features: It has mobile and website/ desktop uses. Keeps track of rental income, expenses (stores receipt in cloud for taxes), mileage and notes. Does excellent reporting stores all my PDF and jpegs of my leases, credit report, driver licenses under tenant . Also stores property documents like CC&Rs, utilities info, and items based on the property that you give out each lease. In organization it stores universal forms like lease, rental condition forms etc. Allows me to access and store on the go via mobile app and email and text stored documents. Automatic email reminders to pay rent or notify when late. And many other features. It is awesome!
