Film your move-in and move-out, report problems, and track rent. Every photo and video is independently time-stamped, so your record holds up if there's ever a dispute.
Your landlord has a system for move-out. Now you do too.
TenantKit helps renters document their home — at move-in, at move-out, and every problem in between — with evidence that carries an independent date and time.
WHY IT MATTERS
Most deposit disputes come down to one question: what did the place look like, and when? Photos on your phone can be dated by anyone. TenantKit gives every video and photo an independent cryptographic timestamp the moment you capture it, from a third-party authority — not from us, and not from your phone's clock.
Any later change to a file, even a single pixel, breaks that seal in a way anyone can check.
WHAT YOU CAN DO
Film a walkthrough, room by room
Record your place at move-in, at move-out, or any time in between. Narrate as you go. Each room is sealed automatically the moment you finish.
Report a problem, with proof you sent it
Photograph a maintenance issue, describe it, and send it to your landlord. You'll see when the email is delivered, when the link is opened, and how much of your evidence was actually viewed.
Track your rent
Set your rent amount and due day for reminders before rent is due, and keep a record of the months you've paid. Rent details never leave your phone.
Build an Evidence Record
Produce a plain-language PDF covering everything, or just the part you need — one maintenance request, one walkthrough, your rent history. Every record states on its first page what it covers and what it leaves out, so a partial one can never be mistaken for the whole file.
Know your state's rules
TenantKit includes deposit rules for 21 states, each citing the statute it came from, with the return deadline, whether an itemized list is required, and whether interest applies. More states are added over time. If yours isn't in yet, the app tells you so plainly instead of guessing, and everything else works exactly the same.
Keep it safe
Turn on backup and your sealed videos and photos are copied to your own private vault, so losing your phone doesn't lose them.
WHAT WE DON'T DO
No ads. No trackers. No analytics SDKs. We don't sell or rent your data to anyone. Your rent amount, due day and payment history never leave your device at all.
Filming, sealing, evidence records and rent tracking all work without an account. Signing in is optional and only enables backup and sending.
TenantKit provides legal information, not legal advice. It is not a law firm. Deposit rules change — always check your state's official source for your situation.

Version 2.0 is the biggest update since launch — a redesigned app, four new features, and a long list of fixes.
A calmer, clearer app
TenantKit has been redesigned from the ground up. Cleaner type, a quieter colour palette, and less competing for your attention on every screen — so what matters is easier to find. Getting around is simpler too: your evidence, your rules and your settings each have their own place. A new launch screen, an app icon that adapts to dark mode, and small animations that show you what just happened.
Know your state's rules
A new Rules tab shows what your state's law actually says about your deposit — the return deadline, whether your landlord must itemize deductions, and whether interest applies — each citing the statute it came from. 21 states to start, with more added over time. If yours isn't covered yet, the app says so plainly instead of guessing.
Rent tracking, with reminders
Set your rent amount and due day to get reminded before rent is due, and keep a record of the months you've paid. Add a photo of a receipt and it's sealed like any other evidence. You're reminded five days before, the day before, and once the morning after if nothing's been marked — then it leaves you alone. Your rent details never leave your phone.
A new Evidence Record
Build a PDF from everything you have, or just the part you need — one maintenance request, a single walkthrough, your rent history, any combination. Every record states what it covers and what it leaves out, so a partial one can never be mistaken for the whole file. Maintenance photos now appear in it too.
See exactly what's backed up
A new Backup screen lists every video and photo with its own status, so you can see what's safely copied off your phone rather than guessing from a total.
Fixes worth knowing about
Location is now recorded with your walkthrough videos as intended — a bug meant the app never actually asked permission, so it was silently missing. Buying an unlock no longer interrupts you mid-walkthrough. And if a report fails to reach your landlord, the timeline now says so clearly instead of showing it as delivered.
