Tradehand is for people who live in, own or let a UK home. Put in your address and Tradehand reads the public registers, builds the list your home actually needs, and gives you a score out of 100. Two minutes. No account needed.
WHAT YOUR HOME NEEDS
The list is built for you, not typed in. Age, heating, energy rating, flood risk, listed status and council tax band come from the registers. Answer two or three things the registers cannot know, and the schedule is yours: boiler service, electrics, alarms, gutters, chimney, drains, locks.
BOOK THE WORK FROM THE ROW
When something is due, book a local tradesperson at a fixed price. The address and the problem are already filled in. A certificate issued on that job lands on your home's record without anyone uploading anything.
OR ADD THE PROOF YOURSELF
Upload a certificate and Tradehand reads the dates for you to confirm. Take a photo in the app. Log the boiler pressure. Or say you had it done.
THE SCORE
A number from 0 to 100 across five things: water, fire and electrics, building and weather, paperwork, security. A finished job counts for more than a tick, and credit runs out when something goes past its date. Each bar names the one job that would lift it most.
FOR LANDLORDS
The legal list for England, Wales, Scotland and Northern Ireland, branched from the postcode. Gas safety every year, the electrical report on its interval, the energy certificate, alarms, How to Rent, deposit protection. Invite your tenants, then send a certificate straight to them, dated. Keep all your properties in one list and see the worst one first.
HMOs
Licence and notices, fire, gas, electrics and water, kitchens and bathrooms against your council's own standard, shared areas, and a monthly check in the app with a dated photo on every row. The paper log book is done with.
FOR TENANTS
See the documents your landlord owes you and whether they have arrived. Test the alarms. Report a problem with a photo and follow the repair. Checking a house before you sign? Send the landlord one link and ask for the lot.
AROUND THE HOUSE
Council tax band, live flood warnings, planning nearby, and who to ring when the power goes.
REMINDERS
Before something is due, and before your insurance renews. Nothing sends between 9pm and 8am.
