Welcome Home.
With the new STRATIS Mobile App, Residents, Staff, Visitors, and Vendors can seamlessly use mobile passes for all electronic access points including elevators, parking garages, common areas, amenity areas, and of course, apartment units. Users have the ability to remotely control their smart devices in the unit (including thermostats, lighting, and more!), submit service requests, request access for visitors, and much more!

We make smart apartment living easier.
Residents with accounts immediately gain access to any and all devices and access points they have permissions for. When a Resident moves off the property, they immediately lose access to that unit, and the devices revert back to property management control. Backed by our property-wide networks for device connectivity and our SOC 2 Type 2 audited security focus, Residents and Staff users can rest at ease that their devices, data, and units are safe and secure.
STRATIS is Intelligent Buildings, not just shiny bells and whistles that typically come with the term “IoT.” We focus on security, energy management, asset protection, and efficiencies. We are installed in over 350,000 apartments in the U.S., and more than 30,000 apartments internationally.

STRATIS – Smart Apartments. Intelligent Buildings.
The app is fine for the most part. However, our garage only a few hundred feet from street level and you pretty much have to turn in pretty quickly. Otherwise you risk getting rear-ended trying to get into the complex so when the connection is weak because of the thick garage walls and you can’t open the gate because the app won’t load, people pile up, and it does create a safety concern for drivers that are driving into the garage. Generally speaking, the app is great and user-friendly however because there’s so many points of entry in our building, it does make it kinda difficult to know which one you need without having to physically scroll through every single one. If there was an option to just see the pictures of the doors/points of entry instead of the titles that would be great, but you physically have to scroll and click onto every single entry point to view the picture of the door that you’re selecting and it’s not time saving. I recommend maybe integrating a map of the complex and being able to select doors from the vantage point that you are at. Aside from the app, I wish our complex would just give us a key fob to be able to remotely trigger the garage gate to unlock, BUT I do understand how by implementing STRATIS it save them time and money in avoiding having to re-issue key fobs for residents that keep losing them OR sharing with non-residents which creates a safety concern. I have not tried the guest entry feature (like assigning someone entrance during set times) so I can’t speak on that. -DG

I accidentally created two accounts and can no longer log in with my phone number (two accounts with the same phone #) due to the poor UI. If you log in before your access starts, you get a weird screen that just has a message saying no active properties and signs you back out. You really should be taken to your dashboard and it show should “Property X access begins Y date” to avoid this confusion. I ended up creating a second account by accident since the screen just took me back to a sign in and it felt odd. Also, this app occasionally just doesn’t work? More than once, I’ve had to have someone resend the access permission before it started working. They even showed a screenshot where I should’ve had permission, but did not. A bit of a UI improvement showing future access and backend improvements to avoid these errors would go a long way.

Customer service is lacking severely. I live and work at a company that uses the app and fob system through them. We have been experiencing technical issues for 2 days. People are getting locked out of the garage, entrance to the building, amenities, etc. They told us it’s not an emergency because the app is back up. I explained the app is having an issue as well. They said they “forwarded” the issue to the emergency team. They have provided 0 tangible action items they are taking to resolve it. I haven’t receive an update without calling them. They refuse to let me speak to a supervisor and just give the run around saying they are looking into it. It should not take 2 days to hear from someone other than rep who can only tell me to replace 1000+ fobs which is grossly unreasonable to expect us to have that many replacement keys for a clearly technical issue on their part. The app is spotty at best and has issues every couple months which leads to folks being stuck outside the building at any hour of the night or day. They could at the very least spare a few minutes to have an in depth convo with paying customers, but apparently they have better things to do. If they took care of their customers I’d say it’s a decent app/system, but if you ever have an issue they are not very responsive and are quick to defer to blaming the other companies they integrate with.

This app is an absolute waste of money and waste of time. I do not recommend it. When my apartment complex transitioned to this app, it made entering my apartment go from a simple task to an extremely frustrating complicated task. The app rarely activates what I’m at the door you end up having to troubleshoot the app, delete the app, re-download it, re-sign in, etc., etc. etc.. at the end of the day the removal of the key system was in my opinion one of the worst things that could’ve happened. Especially when I get home from a long trip and just wanna get into my apartment it takes me five to troubleshoot the app in order to gain access back into my apartment. That being said, my front door rarely locks when needed nor does it open when I needed to open. For three weeks I had to enter my in order to gain access. That’s the amount of time it took for my apartment complex and the app company to troubleshoot my I am a landlord, and if any of my tenants had an issue getting access into the property I would’ve had it fixed immediately. I find this repulsive and extremely irritating spend each month to live at the Royces in Irvine. I would highly recommend avoiding apartment complex complexes that use this app. Multiple explanations how to troubleshoot and or use this app which I find ridiculous. An app shouldn’t be this difficult to use. I shouldn’t have to re-download it re-login wait 5 to 10 minutes for a door to unlock. I should be able to enter my property to when I want to get in or out. I also find this to be a huge safety concern
